Diamonds are stage gates. Work does not pass one until its criteria are met — which is what keeps a programme honest when it is under pressure.

01 Baseline and target set

Operational and embodied carbon targets are agreed against a named standard and the local climate and grid, before any design decision constrains what is achievable.

02 Passive and climate-responsive design

Orientation, massing, envelope, shading and daylight resolved first. The cheapest kilowatt-hour is the one the building never needs.

Gate A — Target verified against design

The modelled design meets the stated target. If it does not, the design changes — the target does not.

03 Energy systems and generation

Efficient systems selected and on-site generation, storage and grid strategy sized against the actual demand profile rather than a rule of thumb.

04 Embodied carbon and materials

Structural options and material selections compared on embodied carbon alongside cost and programme, with local supply reality accounted for.

Gate B — Assured against standard

Independent assessment or certification evidence is in place and consistent with what was modelled and what was built.

05 Measurement and verification

Metered performance in occupation is compared with prediction, and the gap is reported rather than quietly closed.

Publishing the gap between predicted and measured performance is uncomfortable and unusual. It is also the only claim about sustainability that a lender can actually test.
